Los Gatos
HVAC & appliance repair
Los Gatos splits cleanly between the flat streets around downtown and the hillside properties climbing into the Santa Cruz Mountains, and the two need different work. Downtown means Victorians and Craftsman homes with retrofitted systems in tight crawlspaces. Above town means propane instead of natural gas, well water that scales up every appliance it touches, and equipment sited inside a wildfire zone where clearance around the condenser isn't optional.
Local calls
What we see most in Los Gatos.
Propane appliances on hillside properties
Homes above the gas main run on propane, and the orifices, regulators and pressure settings are different from natural gas. A range or dryer converted incorrectly burns wrong and wastes fuel.
Well water scaling ice makers and dishwashers
Untreated well water leaves mineral deposits inside inlet valves, fill tubes and heating elements far faster than municipal supply. Descaling is often the actual repair.
Condenser clearance in the wildfire zone
Properties in the WUI need vegetation kept back from outdoor equipment. We flag clearance problems during service rather than leaving you to find out from an inspection.
Estate kitchens with multiple built-ins
Larger hillside and Almond Grove homes commonly run a Sub-Zero column pair, a Wolf range and a second dishwasher — several premium units in one house, all on one service call.

Questions
Before you call.
My house is on propane, not natural gas. Is that a problem?
No — it just has to be handled correctly. Propane runs at a different pressure and needs different burner orifices. We check the conversion is right on any gas appliance we touch and leak-test the line before we leave.
We're on a well. Why do our appliances keep failing?
Usually it isn't failure, it's scale. Untreated well water deposits minerals inside valves, fill tubes and heating elements much faster than city water does. Descaling plus a treatment recommendation solves more of these calls than parts do.
Can you reach hillside properties above town?
Yes. Steep, narrow and unpaved driveways are routine here — tell us at booking if access is tight or gated and we'll plan the vehicle and the timing around it.
