Cupertino has two very different housing problems sitting side by side. The Fairgrove tract and the Eichler-style homes around it were built with radiant heat in the slab and flat roofs with no attic — which rules out conventional ducted AC and makes a ductless system the practical answer. Everywhere else, 1950s and 60s tract homes have been remodeled hard over the last two decades, so a house with original ductwork often now has a premium built-in kitchen bolted into it.

Radiant slab heat that's stopped working
Eichler and Eichler-style homes heat through pipes cast into the concrete slab. The failure is almost always the boiler, circulator pump or a zone valve — not the slab itself, which is the fear everyone calls with.
Flat roof, no attic, no place for ducts
There's nowhere to run supply trunks in these houses. A ductless mini-split with a slim line set is the standard retrofit, and it heats as well as it cools.
Inland heat on original tract-home systems
Cupertino runs hot and dry in late summer with none of the coastal fog that keeps Peninsula cities down. Systems that coasted for years fail on the first serious heat stretch.
Premium appliances in remodeled 60s kitchens
Sub-Zero, Miele and Thermador units installed into houses wired and plumbed for 1962 — the appliance is modern, the circuit behind it often isn't.

Before you call.
My Eichler has radiant floor heat and it's gone cold. Is the slab shot?
Almost never. In the great majority of these calls the problem is upstream of the slab — boiler, circulator pump, zone valve or thermostat. We test the loop before anyone starts talking about breaking concrete.
Can a flat-roof Eichler get air conditioning at all?
Yes, just not ducted. A ductless mini-split mounts on the wall with a small line set through the exterior, no attic and no soffits required. It's the usual solution here and it handles heating too.
Do you service the newer condos and townhomes near Main Street?
Yes. Those units typically run compact ducted or ductless systems with stacked laundry, and HOA rules about roof and exterior access — tell us the building at booking and we'll sort the access ahead of time.
